Book an in-home roof consultation

Choose a time in the calendar below for a visit to your property. A visit is for questions that need someone to look at the roof or the building. If you are still working out which documents apply, a phone call may be the quicker first step.

How to prepare

  1. Note the address, the building type and the number of stories above ground.
  2. Write down where water shows inside and when it appears, after rain or after snow melts.
  3. If the building is shared, confirm who approves roof work and who can speak for the building.
  4. Check whether the address appears on the county list of local historic districts.
  5. Make sure someone can give access to the areas that matter, such as a top-floor unit or an attic hatch.
  6. Gather any permit, association or insurance papers you already hold.

The Arlington roofing guide explains the county rules behind these steps. For flat roofs and larger buildings see the commercial roofing guide, and for storm damage the roof repair guide.

Questions people ask

What should I prepare before a visit?

Know the building type and the number of stories, who approves roof work if there is an association or landlord, and where water shows inside. Have the address of any county or association papers you already hold, and make sure someone can give access to the areas that matter, such as a top-floor unit or an attic hatch.

Does a shared building change who should book?

Yes. For a condo, co-op or rental building, the roof decision may sit with an association, board or owner, so the person booking should be able to speak for the building or bring that person in. The condo and co-op guide on this site explains the question.

Will I need a permit?

That depends on the building and the work. For a house or townhouse, the county publishes a residential permit page with a re-roof table. The county treats a building other than a detached one- or two-family home or a townhouse of no more than three stories as commercial. Confirm with the Permit Arlington Center for your address.

What if my building is in a historic district?

Exterior work in a local historic district needs a Certificate of Appropriateness, except routine maintenance, repairs and replacements using the same materials. Check the county list before you book so the visit can cover it.

What if I only need to ask a few questions?

Use the phone consultation page. A call is enough for most questions about which rules apply, how a scope is written and what to ask any roofer.
