The Census Bureau counts 121,970 homes in the county, and 61.5% of them are in buildings with five or more units (American Community Survey 2024 five-year estimates, opened October 17, 2026). That is why this site covers apartment, condo and co-op roofs as well as houses, and why the first question we ask is what kind of building you have.
For the overall county picture, start with the Arlington roofing guide: permits, historic review and housing by ZIP code. For what the work itself involves, see roof replacement, roof repair, commercial roofing and the roofing materials overview.
How we write our guides
Every guide on this site is built from documents you can open yourself. Each one carries a "Sources and dates checked" list, and each source is named with the date it was read, because county pages change.
- County pages: Arlington County's permit, historic preservation and review pages. The county site blocks automated downloads, so those texts come from archived copies, labeled as such.
- State rules: the Virginia Uniform Statewide Building Code and the Code of Virginia, read on the state's own legal information site.
- Contractor regulations: the Board for Contractors rules on classes, specialty services and residential contracts.
- Census tables: American Community Survey housing counts for the county and its ZIP code areas.
- Historic papers: National Register nominations and local district guidelines, quoted only briefly and with attribution.
If a county page does not mention roofs, the guide says that it does not, and points you to the office that can answer. We do not fill the gap with a guess.
A guide reports what a document says. It does not give legal or engineering advice: for your address, confirm with the county, your association or your engineer.
What to expect on a first call
A first call is a set of questions we ask you. They are the questions the guides on this site say to settle.
- What is the street address of the building?
- Is it a detached house, a townhouse, a condo or co-op, or an apartment building?
- How many stories does it have above ground?
- Is the roof sloped or flat, and do you know what it is covered with?
- What do you see: a stain, a drip, missing or lifted material, ponding water, or nothing yet?
- Who makes the decision on the roof: you, or a board or association?
- Is the address in a local historic district, or do you not know?
You can start by phone at (571) 397-6072 or through Book a phone consultation. An in-home consultation page is there if you would rather have someone look at the building.
How to verify any roofer
These checks apply to every company you speak with. They come from Virginia's own rules.
- Ask for the Virginia contractor license number, the license class and the specialty services listed.
- Look the number up on the Department of Professional and Occupational Regulation license lookup and compare the name and address on the record with the name on the proposal.
- Know that the Code of Virginia makes contracting or bidding on another person's property without the proper class of license a Class 1 misdemeanor, and expects a bidder to give a license number before a bid is considered.
- Expect a legible written contract, signed by both sides before work starts or money changes hands. The Board's regulation lists what it must contain, including the contractor's license number, class and specialty, a listing of specified materials and work, when work is to begin and the estimated completion date.
- Ask who will pull any permit the county requires, and check the answer against the county's residential permit page.
- For a condo, co-op or apartment building, ask who must approve the work before anything is signed.
The licence section of the Arlington guide explains the classes and how the lookup works in more detail.

Questions people ask
What does Roofers of Arlington do?
The company installs, repairs and replaces roofs, including flat and metal roofs. See the roof replacement, roof repair, flat roof and metal roof pages for what each involves.

How can I talk to someone before booking anything?
Call (571) 397-6072, or use the phone consultation page. An in-home consultation page is also available.
What should I have ready before I call?
The street address, whether the building is a house, townhouse, condo or apartment building, and what you can see: a stain, a leak, missing pieces, or a roof that is simply old.
Where do the facts in your guides come from?
From county pages, Virginia statutes and regulations, Census tables and historic nominations, each linked and dated in a sources list at the bottom of the guide. Where a document does not address a question, the guide says so instead of guessing.
Do your guides replace advice from the county or my association?
No. A guide reports what a document says on the date it was read. For your own address, confirm with Arlington County, your condo or co-op association, or your engineer.
Does Virginia require a written contract for residential roof work?
The Board for Contractors regulation on residential contracting calls for a legible written contract, signed by both sides before work begins or payments are accepted. The regulation lists the minimum contents, which the checklist above summarizes.
